Greater understanding.

Energy Modeling & Energy Auditing

Energy modeling and energy auditing require deep knowledge and understanding of complex HVAC systems. The Building Performance Team takes the burden off your shoulders. We put our expertise to work to give you clear results you can bank on.

Before you can begin improving your building's performance (and reaping the rewards of lower costs, a stronger bottom line and a healthier work environment), you need a method that allows you to evaluate your building's very complex set of interactions a) before it gets built or b) after it has aged a few years without taking an inordinate amount of measurements during all possible conditions of operation.

Energy modeling is simulation of your building's operation and performance using specially designed software such as DOE's EnergyPlus.

  • An energy model can be used early in the design of a new building to get a feel for how well different HVAC and lighting systems will perform.
  • It is also used to compare different designs to a benchmark / baseline system. This is the norm for buildings seeking LEED certification.
  • Finally, an energy model is used for an existing building to simulate the current operation. Once the model is validated by comparing it to and matching past utility bills, possible improvements are simulated to see how you can save more.

We believe there is room for improvement at any facility, and we have the tools and the knowledge to efficiently and expertly establish your building's current or future performance, as well as discover and identify ways to make it better. Our energy modeling services provide invaluable information on real and predicted energy use for both new and existing buildings.

Energy auditing blends an energy model and commissioning, which is what we consider the detective aspect of our work. There are energy thieves in every building and we do the investigative work needed to find them and bid them goodbye. We believe that to be good energy auditors, we must be good interviewers, take measurements of key energy components, and not be afraid to get dirty, get up early or stay late. We know from experience that most—if not all—buildings are not working the way they were when new (and they're not working better, either!). On top of that, the last 30 years have seen thousands of better energy solutions. Our team stays on top of these new developments and we can identify which ones your building will benefit from.

We use state of the art energy simulation tools (such as DOE's Energy Plus) for our energy modeling and auditing, and we've even created our own accessory tools that allow us to work more quickly and reliably to get you accurate data and recommendations. We never leave you with abstract, incomprehensible plans for achieving real savings—our recommendations are always actionable and clear. We can even assist you with implementing your savings and improvements opportunities through

  • design,
  • specifications,
  • contractor evaluation and selection,
  • financing,
  • construction oversight,
  • testing,
  • training, and
  • follow up.

Services 01

100,000 sq.ft. Midwest facility for national metals supplier
This customer adopted a new HVAC system which was recommended by a BPT team member and, using the system's intuitive digital controls, dramatically reduced their energy costs by 25%.

Services 02

500,000 sq.ft. Midwest facility for OEM automotive parts supplier
At several sites, this supplier replaced aging steam heating and ventilation systems with new equipment and technology, reducing their energy costs by over 25%. The new system also now provides greatly improved comfort during both winter and summer. The computer-phobic senior manager of these facilities quickly became a fan, and frequent user, of the specially designed digital management system because of it's simplicity and flexibility.
