Greater understanding.

We recently had the opportunity to work with a higher education client to commission one of their buildings with total area of about 60,000 square feet. The Engineer and contractors were very reputable and client was knowledgeable, but the project timeframe was very tight, causing parts of the project to be rushed. This is not all that unusual in the construction arena and, as is common, left several issues which BPT commissioning was able to uncover.

Among the areas where we added value to the client was a piping mistake in which the water supply / return lines were accidentally swapped. We were able to discover this mistake prior to the pipes being insulated, saving time, money, headaches and reduced performance for the lifetime of the system. Other areas included inadequate response to equipment failure and several aspects of operation that increased energy use. Our commissioning influence on this fairly small project saved an estimated $10,000 per year for the client.

Case Study: 800,000 sq.ft. Midwest facility for major engine manufacturer
This manufacturer was dealing with an aging steam heating system which required frequent repairs and was very costly to operate and maintain. In addition, the maintenance staff had no timely way of knowing when a problem had occurred, causing delays in repair response and impairment of production. Using a BPT team member's recommendations, existing steam equipment was converted to high-efficiency natural-gas heating coupled with easy-to-use digital controls. The new controls enabled instantaneous communication concerning the system's operation and reported on any problem with 17 different pieces of equipment. After this highly successful first phase, a second phase was implemented to gain additional savings.
